Frequently Asked Questions about tailormade houses: 

 

1.- What is the lifetime of a tailormade house?

When you look at the structure of the house, then the lifetime of a tailormade house should be longer than a brick build house. It is because brick houses have more weight than the tailormade houses. The base of a brick house needs more mantainance if  you want to avoid problems of the quality reduction. 

Because of the structure, the weight of a tailormade house is less than a brick build one. So it will be more “comfortable” for the base. All the interior walls are carrying walls and this makes it impossible that the house will be crack. All the vibrations that the house has to resist during the transport are equal to the vibrations of an earthquake. The transport of the house has no consequencens for the stucture and the strength of the house at all.

2.- Is my tailormade house fire resistent?

They are built according to the regulations from the firedepartment. During construction of the house, fire-reistent  materials are used for inside walls and even for the carrying walls

3.- Is my tailormade house resistent against bad weather and storms?

It is impossible that these houses will move from their base during bad weather. In principal they are  “glued” to the base! 


An example: The truck that transports the house carries it at a high speed, but this transport has no consequences for the house. These houses have allready been built for over 20 years and in all these years there has never been any accident  caused by bad  weather. Such wooden houses are very common both in Scandinavian countries and many other parts of Europe.

4.-Can I finance a tailormade house?

Yes you can! There are different possibilities to do it and it depends on the construction and the installation of the house.

For furniture: a personal loan on request;

For construction of the house:

o      A morgage on the plot and the house or

o      A personal loan on the house or

o      A morgage only on the plot or

o      A morgage on the plot and a personal loan on the house

5.- Is an overall insurance possible? 

We offer a complete package of “overall insurance” This is special created for these houses and will be arranged by the insurance company " MAPFRE". An employee from the company will visit you and together you can decide what kind of insurance you want.

6.- Do you need building licences or a licence from the municipality to construct the house? Is it possible to put these houses on every plot? How do we organize water- and electricity connections?

A tailormade house has some restrictions:

The  plot should have a title “urbano” or a plot with a title “rústica” upto 10.000 m2 or a plot where rules for “urbano” apply

An official project which is made by an architect and a constructor

Buildinglicence, water- and electricity-appliances and a declaration that the municipal will allow you to live there.
 

A prefabric house is seen as a furniture. Within the regulations, it is possible to place it on every plot. Therefor you need no licences. Normally there is no problem with the municipality. If you get any problem, then the law department of the factory will help you. They will help you to cancel the fine or to reduce it to a minimum. For the base you need the same licences as for the fences for the plot. It is called as a “obra menor” which means a small activity of construction. For the water and the electricity you have to ask for different type of licences, for example one for lightning for the garden and one for to irrigation for the garden.

Like a constructed house there are the same rules for a tailormade house.


7. - Is it possible to change the house?


The tailermade house can be constructed according to your wishes. You can choose out approx. 16 different designs. You can change the layout of the house and you can also connect different kind of modules together.
It is also possible to choose a different type of the roof. The standard roof has a slope of 20%. Another design can have a slope from 35%. Every other roofdesign can be ordered and will be built without any problem.

If you want to change a design, than you can do it without extra costs. So it is possible to give the house your one finishing touch. 

If you totally want to change a basic model, it is also possible. But then you get an exact quote.


8.- When will be my house delivered?
 

The deliverytime depends on how many orders we have at that moment. In case we can´t deliver the house at the time of your  wish, then we can check whether there are some other possibilities to put it into the productionprocess.


9.- Do I need a licence to live there?


You only need a licence to live there when the house will be placed as a constructed house.

10.-How I can get water- and electricity connections?

When the house is considered as a furniture then you have to apply for a different type of licences. See therefore also the answer to question 6.

11-How long will it take to construct the prefabricated house?

The walls are serialbuilt. To realize a house of approx. 100 m2, it usually takes 1 week. The erection of the house on the base takes 2 days. 


For a tailormade house: 1 month to prepare everything and 2 months to construct the house on the plot.

12.-Does the house need special treatment for mantainance?

When the exterior walls are from marmor, there will be no mantainance. In case they are made of massive wood, then it needs only a “beauty treatment”. The sun is normally the mainproblem with the wood, but the sun will not damage the wood if you give it a "beauty treatment". 

13.- How long is the garantee on the house? 

We offer you 10 years guarantee on the structure of the house and 1 year of the realisation. The constructor of the roof gives you 30 years of garantee.

14.-Does the plot need to be prepared before the house can be placed? Who is doing that for me? 

It is necessary to construct a concreet base. On this base you have to built a wall of 80 centimetres height. This is the “base” of the house.

This construction is needed because the pipes etc. are underneath the house and that way you have a good place for the waterheaters. 

 

 

 


Price includes: base, septictank, permits, connections water and electricity (*), services during the construction, transport and montage, tiles porche and finish base with natural stones.

Price excl. 7% IVA (=Spanish tax). Please count approx. another 1,5-3% for other expenses (notario, registry).

(*) only connections which are on the plot within 50 m. of the house .
